Pacer was founded by Jon Bourbeau, who was formerly one of the top tenant advisors in the country.  The firm’s executive team has extensive experience across investing, capital markets, leasing, management, and advisory at large institutions.

Pacer pursues thematic real estate investment strategies that provide opportunities to purchase high quality real estate at a discount to intrinsic value. Pacer employs a value investing philosophy with a rigorous focus on underwriting, due diligence, asset management and ultimate disposition.  Underwriting is based on multiple well defined discrete cash flow scenarios.

Pacer seeks to build long-term partnerships and generate attractive risk-adjusted returns for its partners, investors and lenders.

Pacer is pursuing the acquisition of single/anchor-tenant industrial and office properties in select markets nationwide.   Pacer seeks properties with medium-term binary risk (typically in the form of a lease expiration, termination option, or other perceived volatility) in situations where this risk can be mitigated through a pre-determined business plan.

This strategy seeks to capitalize on our extensive experience regarding the behavior of tenants as the “end users” and ultimate consumers of real estate.  Pacer proactively engages with its tenants under this strategy to stabilize their long-term tenancy by ensuring that their treasury and operational needs are addressed.  This collaborative approach helps maximize the value of Pacer’s investments and supports the long-term needs of its tenants.


Pacer is pursuing the acquisition of single-tenant infill industrial properties along the I-95 corridor from Boston to Baltimore with individual purchase prices of less than $10 million. This acquisition strategy is to aggregate a portfolio of several hundred million of this product. This venture provides a mutually beneficial solution for sellers and users of these smaller industrial buildings to sell at favorable pricing while allowing Pacer to create value through building scale.


Pacer invests in special situations across the real estate spectrum that may consist of development, entitlement, distressed, event driven, or other opportunistic real estate transactions. In all these investments, the firm stays consistent with its value investing philosophy and rigorous underwriting approach.







As founder of Pacer Partners, Jon oversees all aspects of the business.  Previously, Jon held the title of Vice Chairman at Newmark Grubb Knight Frank, being named Vice Chairman at the age of 34.  He has worked with some of the country’s largest institutions and user groups, including corporations, universities and other global institutions across a wide spectrum of deal structures.  Jon has successfully structured and executed over 25 million square feet of transactions with an aggregate value of over $6 billion in all major markets in the United States. Jon is considered one of the thought leaders in real estate, regularly giving perspectives to many news media outlets including the Wall Street Journal. He’s received numerous awards, including Power Leader, 30 under 30, 40 Under 40, and Broker of the Year.

Jon graduated from Brown University with a BS in Economics and Organizational Behavior.



Lior oversees all investments for the business.  Previously, Lior was a Vice President at TPG Capital and Vice President in Deutsche Bank’s Real Estate Special Situations Group (RESSG – Deutsche Bank’s $5 billion real estate credit and private equity investment platform).


In both roles, Lior was responsible for leading transactions from origination through closing and subsequent asset management: including business development, underwriting, due diligence, structuring, and obtaining investment committee approval. Lior has invested over $2.5 billion across all major real estate asset classes and has experience across a broad range of structured products.

Lior graduated cum laude with a BS in Economics and a concentration in Finance from the Wharton School at the University of Pennsylvania where he was a nationally ranked wrestler and Captain of the Penn Wrestling team.





Aaron supports and executes various aspects of the business including underwriting, due diligence, asset management and reporting.  Previously, Aaron was a senior member of Jon’s team at Newmark Grubb Knight Frank where he ran all underwriting and business development activities for the team.

Aaron graduated from Indiana University with BA in Computer Information Systems and Business Process Management and holds an MBA and Masters in Finance from Indiana University.


Justin supports numerous aspects of the business including deal sourcing, underwriting, due diligence, and asset management. Previously, Justin was an Analyst in the Real Estate Financing Group at HSBC where he supported all facets of the transaction process including underwriting, acquiring credit committee approval, and portfolio management. Prior to HSBC, Justin spent time in the Capital Markets Group at Cushman & Wakefield where he was leveraged by Investment Sales professionals to identify market trends to assist in the disposition process.


Justin graduated magna cum laude from Seton Hall University with a BS in Finance and is currently pursuing his MS in Real Estate Finance & Investment from New York University.
